The space is move-in ready with counters, fitting rooms and full lighting already installed, holding up to 1,090 people.

Also available for sample sale space, fashion showroom and buyer preview use, plus content studio or brand shoot bookings during quieter weeks.
- Standout Features

Other differentiators are installed sound and video equipment for exhibition playback, comprehensive track and display lighting, a working kitchen for catering setup, monitored security system across the floor, and on-site parking with elevator access for load-in of rails, crates and artwork.
- Location
- Positioned at the Midtown Miami and Design District edge, roughly 6 minutes on foot to the Design District luxury strip housing Louis Vuitton, Loewe, Marc Jacobs and Tiffany, and around 8 minutes to Wynwood's gallery blocks. - Availability
- Day rate is $12,000 USD with a one day minimum and terms running up to 180 days, so brands can book by the day or by the week. Book 8 to 12 weeks ahead for Miami, and earlier for the Art Basel window in early December when spaces at this address typically book out first.

the fwv take
The top activation fit for this venue is an ambitious gallery-style exhibit or high-profile brand activation, thanks to its vast basement layout and integrated multimedia capabilities. What makes this address work for artwork and high-impact installations is its direct elevator access and on-site parking, ensuring smooth logistics for bulky items.
Brands focused on contemporary art, fashion, or avant-garde design will find the space aligns with their operational needs and aesthetic during Art Basel Miami's peak. In our experience, brand teams need a lead time of 8 to 12 weeks to secure a booking here for Basel due to exceptionally high demand — similar to our spaces in New York.
The venue suits brands that can generate attendance through **strategic invitations**, not spontaneous walk-ins, because the basement location limits unplanned visits. Brands should consider transport logistics and may benefit from our venue sourcing service if street-level visibility is a priority.

the neighbourhood
Galleries, furniture showrooms and independent labels occupy this stretch between Wynwood and the Design District, and they set the tone for everything that happens here during Art Basel week. Within a two hundred metre radius you have Locust Projects running experimental commissions, Swampspace operating as an artist-run room, and design showrooms including Kartell, bulthaup, Boffi De Padova and Luxury Living clustered along NE 39th and NE 40th Street. Walk five minutes north and the ICA Miami and the de la Cruz Collection anchor the institutional end, while the Design District luxury strip around Paradise Plaza and Palm Court holds Loewe, Louis Vuitton, Marc Jacobs, Givenchy, Lanvin and Tiffany. On the Midtown side you get a working commercial layer, sample sale operators, small fashion studios like ODDS and Simonett, plus the production support brands actually need, print shops, FedEx, and vehicle access. In our experience placing brands in this neighbourhood, the useful detail is that art buyers, interiors press and fashion editors are all circulating through the same six blocks in early December, which is rare in Miami. Agency and production teams servicing Basel tend to base themselves here for exactly that reason, and if you are scoping the wider market our spaces in New York follow a similar showroom logic.
Brands choose this corridor over South Beach and Wynwood proper because the audience arriving here is qualified rather than incidental. Collins Avenue and Lincoln Road deliver volume, but during Basel that volume is largely hotel guests and beach traffic, and the sqm rates reflect tourist retail pricing rather than activation value. Wynwood's mural blocks around NW 2nd Avenue pull enormous weekend crowds, though what we consistently hear from brand teams who activate there is that conversion and press quality suffer because the crowd is photographing walls, not booking appointments. Sitting on the Design District edge means collectors, gallerists and buyers are already in the area for the fairs and the showrooms, and the drive from the Miami Beach Convention Center is manageable via the Julia Tuttle. Downtown and Brickell offer cheaper short-term commercial space but almost no cultural adjacency during the first week of December. The honest tradeoff is that this area is car-dependent, there is no meaningful metro connection, and ride-share pricing during Basel week gets punishing, so factor transport into your guest communications. For a realistic read on total cost against expected reach, run the numbers through our ROI estimator before committing to a full week.
Arriving at this block feels commercial and functional rather than polished, which suits a large temporary retail or exhibition build. Mornings are quiet, mostly showroom staff, delivery vehicles and trade visitors moving between design suites, which makes it an easy window for buyer appointments and press previews without competing noise. From late afternoon the rhythm shifts as the Design District restaurants around Harry's Pizzeria, Swan and Ladurée fill up and foot traffic becomes genuinely mixed, art crowd, luxury shoppers and locals from Midtown. The 1,050 sqm basement floor plate with parking and elevator access is a practical advantage here, load-in for crates, rails and artwork is straightforward in a way it rarely is on Collins Avenue. The street dynamic works particularly well for invite-led formats, sample sales with a controlled door, and content studio or brand shoot use in the quieter days either side of Basel. Be clear on the limitation, this is not a location for spontaneous walk-in retail or maximum street visibility, the basement level means signage cannot do the work for you and every visitor needs to be driven by invitation, press listing or paid media. Teams needing that pull should speak to us about venue sourcing on the main Design District plazas instead.

Locust Projects is a nonprofit alternative art space located in Miami, Florida. The space was created in 1998 by three artists Westen Charles, COOPER and Elizabeth Withstandley. The space was created to serve as a place for contemporary artists to create site specific works outside of the commercial gallery system. Locust Projects was one of the first spaces to open in Miami's Wynwood area, which has since turned into a vibrant arts district. In 2000 the artist-run space became incorporated, formed a board of directors and in 2002 became an official not for profit 501(3)(C).
