about this space

This workshop and studio space is situated beneath a private residence on a tranquil cul de sac in Hidden Meadows. It is conveniently located just 4 minutes from the 15 freeway. The studio features a half bathroom, a refrigerator, and a west-facing window that allows for refreshing breezes. While intended as a workspace, it is not designed for residential living. Carport parking is available directly outside the studio for easy loading and unloading. Access to the studio requires a half flight of steps, ensuring a cool and quiet environment. The studio offers large walls on three sides and an open area to the garage below, with the possibility to open the garage door and window for additional airflow and natural light. Please note that there is no air conditioning; however, the space remains cool due to its position beneath the house. This studio is suitable for various creative activities, including videography, 3D modeling, podcasting, and artistic endeavors. It is ideal for individuals seeking a serene and safe workspace, with access available seven days a week.

Content Creation Day

This works well for content days because the space is genuinely quiet, sitting beneath a private residence on a cul de sac with almost no passing traffic to ruin audio takes. Brands running content days in spaces like this typically build two or three set corners against the large blank walls on three sides, then rotate through them. At 35 sqm it comfortably holds a crew of four to six plus talent, not a full agency contingent.

Video Production

A strong fit for small unit video work, mainly because the acoustic isolation of a basement level plus the residential setting means clean sound without renting a blimp or blankets. In practice the on-site lighting and sound and video equipment handles a two camera talking head or product demo setup without requiring additional hire, and the open area to the garage below gives you somewhere to stage cases and stands out of frame. No air conditioning, so plan heavy lighting days for mornings.

E-commerce Shoot

This is the format the space is best equipped for, because the garment rack, counters, fitting rooms and stock room already cover the workflow an e-commerce shoot actually needs. Open the garage door and the west-facing window for soft afternoon daylight on the blank wall, and you have a clean cyc substitute for on-model and flat lay runs. Carport parking directly outside means sample trunks move in without a long carry. Add pieces from our furniture rental range if you need risers or plinths.

Editorial and Lookbook Shoot

Adequate to good for editorial shoots, with the caveat that the look here is raw workshop rather than polished studio, which suits denim, workwear, outerwear and accessories more than eveningwear. The three large walls give you separate backdrops without redressing, and the garage opening produces directional daylight through the afternoon. Realistically this is a photographer, one assistant, one stylist and one or two models. Bigger call sheets should browse all spaces for a larger footprint.

Creative Workshop

Well suited to intimate hands-on workshops, because the space is a working studio with electricity, wifi, heating, a half bathroom and a refrigerator already in place for a full day session. What makes this work for workshops specifically is the seven day access, which lets you run a repeating weekend programme rather than a one-off. Capacity is honest at eight to ten seated participants; the half flight of steps at entry rules out step-free access.

Filmed Masterclass

Strong for recorded masterclass content, weaker as a live audience format. The quiet basement position and available sound and video equipment let you shoot a multi module series in a single booking, with one wall dressed as the permanent teaching backdrop and the counters used as a demonstration bench. Budget for six to eight in-room attendees at most if you want a small live audience on camera. Our budget calculator helps size a multi day shoot block.

Small Fashion Showroom and Buyer Appointments

A credible low cost base for a small brand running scheduled wholesale appointments, since the garment rack, fitting rooms, stock room and safe already cover a working showroom rental setup. The minimum term of roughly 24 weeks makes this a season-long collection preview base rather than a market week drop-in. Expect two or three buyers at a time by appointment only; there is no signage, no footfall and parking is limited to the carport.

the neighbourhood

Independent videographers, product photographers, podcasters, ceramicists and small-batch makers are the working population of Hidden Meadows, most of them operating out of converted garages, barns and under-house studios on the ridge roads off Mountain Meadow Road and Old Castle Road. This is not a showroom cluster and nobody pretends otherwise; it is a production belt for North San Diego County, feeding the e-commerce sellers, wellness labels and outdoor brands based down in Escondido, San Marcos and Vista. Meadows Deli Market on Mountain Meadow is the de facto crew canteen, and the nearest gallery and atelier density sits fifteen minutes south around Grand Avenue and the California Center for the Arts in downtown Escondido, where the Escondido Arts Partnership and a handful of framing shops, tattoo studios and coffee roasters hold the creative quarter together. In our experience placing brands across San Diego County, teams who take space up here are usually building content libraries, not chasing audiences, and it pays to browse all spaces before assuming a city block is the better answer.

Cost and control are why brands take space here instead of Barrio Logan, North Park or Liberty Station. A 380 sqft studio at this daily rate is a fraction of what Logan Avenue near Bread and Salt or the 30th Street corridor now command, and unlike Sorrento Valley or Miramar's industrial units you are not paying for square footage you will never light. The tradeoff is genuine and worth stating plainly: there is no press walk-by, no buyer hotel cluster, no gallery crawl spillover, and international visitors will need a car from San Diego International, roughly forty minutes south. What you gain is a locked, cool, quiet room with carport loading at the door and the I-15 four minutes away at Deer Springs Road, which means Carlsbad, Oceanside and downtown San Diego are all inside a comfortable shoot-day radius. Brand teams weighing this against a Little Italy or Encinitas footprint should run the numbers properly, and our city compare tool is built for exactly that conversation.

Arriving here feels closer to a private appointment than a commercial visit. The cul de sac is residential and slow, with a half flight of steps down to a basement studio set beneath the house, large blank walls on three sides and a west-facing window plus garage door that can be opened for cross breeze and afternoon light. Mornings are close to silent, occasional landscaping crews and school runs aside; afternoons warm up considerably given there is no air conditioning, so anything talent-heavy or garment-heavy is better scheduled before noon. The street dynamic works particularly well for long-run content studio use, 3D and product capture, podcast recording and sample photography where privacy matters more than visibility, and the extended minimum booking suits teams basing a season of production in one room. What this neighbourhood is not suited for: any format needing walk-in traffic, temporary retail, sample sales or street presence, and if that is your brief our venue sourcing team will point you south instead.

frequently asked

Not for public-facing retail, no, and we would rather tell you that up front than have you waste a site visit. This 380 sqft studio sits beneath a private residence on a quiet cul de sac in Hidden Meadows, Escondido, with no street frontage, no shop window and only one neighbouring business logged within 600 m, the Meadows Deli Market at roughly 300 m. Walk-in footfall is effectively zero, so a temporary retail concept would draw no passing traffic. Where the space earns its keep is as a private content studio, a photo and video base for e-commerce and lookbook production, or a working room for appointment-only brand presentations. If a customer-facing pop-up shop is the brief, tell us the city and the dates and we will point you to high-footfall alternatives when you browse all spaces
