the neighbourhood
Jewellery houses, independent designers, post-production studios and small agency teams make up the working population of this pocket between Fetter Lane, Holborn Circus and Farringdon. Walk five minutes north and you are in Hatton Garden, where the bench jewellers, gem dealers and bespoke ateliers still operate from upper floors above the shopfronts, and where a run of names like Rennie & Co, Alexander Craig and Holts anchor one of the most concentrated craft clusters in the country. Head east across Farringdon Road and Clerkenwell takes over with its furniture showrooms, architecture practices and design studios around St John Street and Clerkenwell Green. South towards Fleet Street the tenant mix shifts to legal chambers, media offices and the photographic and content studios tucked into courtyards off Bream's Buildings and Furnival Street. In our experience placing brands across spaces in London, this is one of the few central districts where a showroom appointment, a jeweller's workshop visit and a press day can all sit within a ten minute walk of each other.
Cost per square metre and central access are the two reasons brand teams choose this district over Mayfair, Soho or Shoreditch. A day rate here buys considerably more usable floor area than an equivalent footprint off Bruton Street or Dover Street, and unlike Soho you are not paying a premium for pedestrian volume you do not actually need for an invite-only format. Compared with Shoreditch and Redchurch Street, the audience profile is different: fewer creative walk-ins, but far easier access for buyers, press and international visitors arriving through Farringdon on the Elizabeth line, Thameslink from Gatwick and Luton, or Chancery Lane on the Central line. City Thameslink and St Pancras connections make it straightforward for Paris and Milan based guests to arrive and be in the room within forty minutes. What it does not give you is the address prestige of a Mayfair postcode or the built-in fashion crowd of Soho. What we consistently hear from brand teams who activate here is that the budget saved on rent gets redeployed into build and staffing, which is usually where the return actually sits. Our venue sourcing team routinely benchmarks this district against both alternatives before a shortlist goes out.
Arrival on this block is quiet, professional and deliberate rather than incidental. Mornings from around eight until ten bring a steady commuter flow towards Holborn Circus and the Fleet Street offices, with queues forming at Caffè Nero and Old Spike, then the pavement thins noticeably by mid morning. Lunchtime between twelve and two is the busiest window, driven by office workers rather than shoppers, and the street settles again by three, which makes afternoons ideal for back to back buyer appointments without noise or interruption. Evenings after six empty out fast, and weekends are genuinely quiet, which suits controlled private views and networking evenings where you want the guest list to be the only audience. As a basement space with fitting rooms, garment racks, counters and full lighting and AV already installed, the street dynamic works particularly well for press days, sample sales and fashion presentations that rely on scheduled attendance, and our production and build team can dress the entrance to compensate for the lack of frontage. Be clear on the limitation: this is not a location for high volume tourist retail or spontaneous walk-in traffic, and brands needing maximum street visibility should look elsewhere.

who it suits
Brand Scale
This space fits a brand with a 5 to 25 person team, roughly 2 to 8 years of trading, and an established wholesale book or a DTC audience already concentrated in London. At 153 sqm across a basement floor with a stock room, fitting rooms, counters and garment rails already installed, it handles a full seasonal collection, a buying team rotating through appointments, and a press audience of up to 160 at capacity without needing a heavy fit out. Brands at this stage typically find that the built in infrastructure removes the two costliest lines from a London activation budget. Where we see mismatches is at both ends: a solo designer with one capsule drop will pay for square footage they cannot fill, and a global house running a tiered guest list with brand ambassadors and press pens will find the basement level and single floorplate limiting for that scale of choreography. If you sit outside that 5 to 25 band, it is worth reviewing other spaces in London before enquiring.
Aesthetic Fit
A gallery-neutral, contemporary aesthetic works best here: white wall presentation, considered lighting, and product that reads well against a blank backdrop. Ready to wear, contemporary womenswear and menswear, elevated denim, footwear, accessories, and particularly fine jewellery and watches all sit correctly in this room, and the surrounding Hatton Garden jewellery cluster reinforces that read for buyers and press already in the area. The fixed flooring, controlled lighting rig and sound and video equipment suit a brand that layers atmosphere in rather than one that needs to rebuild the shell. What does not work is heritage or period-luxury identities that depend on natural daylight, tall windows and street visibility, since this is a basement floor with no shopfront. Equally, high-volume mass market fashion built on window traffic and impulse purchase will underperform, because the space rewards appointment-led and invitation-led formats rather than walk-in discovery. Brands unsure how to translate identity into this shell should look at concept and direction first.
Best Use Cases
First choice is a fashion showroom for wholesale appointments and collection preview, because the stock room, garment racks, counters and fitting rooms mean buyers can see, handle and try product across a full day without any temporary build. Second choice is a press day venue, since the 10am to 6pm hire window with extended evening hours and the two minute walk to the station makes a tight editor and stylist schedule realistic. Third is a gallery-format brand presentation or collection exhibition, using the existing lighting and blank wall configuration to hang lookbook imagery, campaign film and product as a single narrative. Fourth is a sample sale, where the stock room, fitting rooms, counters and lift access handle stock flow and queue management for a two to fourteen day run. Fifth is a content studio day, with sound and video equipment, air conditioning and controlled lighting supporting lookbook and campaign shoots. Sixth is an evening launch or networking event, supported by the kitchen, heating and security system. Seventh is a creative workshop or client masterclass for a smaller invited group.
Budget Signal
This sits in the mid tier for central London short-term commercial space, priced well below a prime Mayfair or Soho retail unit of comparable size and above a co-working event room or a shared pop-up slot. The value case is straightforward: you are paying for a fully equipped temporary retail space rather than an empty shell, so the amenity list covering fitting rooms, stock room, counters, rails, lighting, AV, kitchen, parking and lift access absorbs costs that would otherwise appear as build, hire and logistics lines. In our experience, the profile that gets the most from this space is a brand comparing it against a hotel suite showroom, where the day rate is often similar but the retail infrastructure and appointment flow are not. Weekend rates carry a premium, so a Monday to Wednesday showroom block is the efficient play. Run the numbers against your projected wholesale value using the budget calculator before committing to a two week hold.
