In our experience placing brands in this neighbourhood, the people already working here are the same people who build your set, sew your samples and shoot your lookbook, which changes the economics of a space in New York considerably.

What we consistently hear from brand teams who activate here is that international guests need clearer arrival instructions than a Manhattan address requires, which is something we build into every run-of-show during venue sourcing.

Flushing Avenue at the Yard gate reads industrial and institutional rather than retail, with a wide roadway, brick perimeter walls, cyclists on the protected lane and a steady rhythm of trucks and Yard workers rather than shoppers. Mornings between eight and ten are the busiest, with several thousand people entering the campus, then the street calms noticeably from mid-morning onward, which is exactly the window most of our press days and buyer appointments run. Suite 1217 sits high enough in Building 77 to give you real daylight and a skyline view, and the arrival sequence through the lobby past the food hall feels considered rather than corporate. Afternoons are quiet and easy to control, and evening cocktail receptions work well because Transmitter Brewing and 66S Fusion are within a hundred metres for spillover. Be clear about what this is not: it is not a walk-in retail location, it has zero spontaneous footfall, and it offers no street visibility whatsoever since your signage lives inside a secured campus. Rockwood Chocolate Factory Historic District is a historic industrial complex and national historic district in Fort Greene, Brooklyn, New York City. The complex consists of 16 contributing buildings built between 1891 and 1928 and owned by Rockwood & Company until it went out of business in 1957. The largest and oldest building dates to 1891 and is located at the corner of Washington and Park avenues. It is a five-story, Romanesque Revival style building.
