the neighbourhood

Moira is a music and arts venue in the city center of Utrecht, Netherlands. The building at Wolvenstraat 10 was built in 1906. From 1939 until 1959, it was the Zegers dance school. The insurance company Moira turned it into a canteen, then after it became derelict it was squatted in 1983. Moira Foundation offers a stage to early career artists and musicians who have made little or no name in the established circuit. The exhibition space Moira organizes about ten events every year. There is a weekly open mic night.

who it suits

Brand Scale

This 60 sqm basement bar and concept space fits small independent brands with a 3 to 15 person team, roughly 2 to 6 years of trading, and a Benelux customer base built through DTC, Instagram or a handful of stockists. The floorplate holds one clearly edited collection of around 40 to 80 pieces, and the fitting rooms, counters, garment rack and stock room mean a founder plus two staff can run a full trading week without building anything from scratch. Where we see mismatches is when a national or international label books a 60 sqm basement expecting a flagship moment: the ceiling on visitor flow is real, the space seats and serves rather than merchandises at volume, and a brand needing 150 sqm of street-facing glass for a launch will be disappointed. Equally, a first-season brand with no mailing list will struggle to fill a residential-edge Utrecht location on footfall alone. If you need larger footprints or capital-city reach, it is worth comparing this against browse all spaces before committing.

Aesthetic Fit

The design language that lands here is warm, tactile and slightly tropical: natural fibres, ceramics, botanical prints, relaxed tailoring, loungewear, swim, skincare, coffee and food-adjacent lifestyle products. The existing bar, kitchen and furnished interior are visually present and cannot be neutralised, so the space rewards brands that lean into hospitality as part of the retail experience rather than fighting it. Warm lighting and a basement level give an intimate, evening-friendly mood that suits jewellery, fragrance and craft-led homeware particularly well. What does not work is high-gloss minimalism, luxury leather goods requiring a cool white cube, or technical sportswear needing daylight and clean sightlines. Brands with a strict monochrome identity will spend more on covering the room than on their own product, and our branded store design team will usually advise a different shell rather than overdressing this one.

Best Use Cases

First choice is a press day or collection preview with hospitality, because the working bar and kitchen let you serve editors and buyers properly while the garment rack and fitting rooms handle the product side. Second choice is a wholesale appointment showroom or fashion showroom for a compact Benelux buying schedule, since 60 sqm with a stock room, counters and secure access is enough for back-to-back appointments without a build. Third choice is an evening cocktail reception or product launch, where the intimate basement level and sound and video equipment carry an atmospheric event for a controlled guest list. Fourth is a short pop-up shop or temporary retail space trading over one to four weeks, supported by 21 cafés and restaurants within walking distance and a bus stop one minute away. Fifth is a content studio or photo and video production day, using the styled tropical interior as a ready-made set. Sixth is a workshop or brand activation with a tasting, cooking or making component. Seventh is a sample sale, which works commercially but places the most pressure on queue management in a basement footprint, so plan capacity carefully with our activation service.

Budget Signal

This sits in the accessible mid tier for Utrecht and well below what an equivalent fully fitted short-term commercial space costs in Amsterdam, Antwerp or any capital-city fashion week venue. What you are paying for is fit-out you do not have to fund: kitchen, bar, fitting rooms, counters, stock room, furniture, lighting, sound and video, air conditioning, security system, parking and an elevator are already in place, which for a one to three week run typically saves more than the rate difference against a bare white shell. Compared with a hotel event room you gain trading capability and multi-day continuity rather than hourly hire; compared with a co-working venue or a shared pop-up slot you gain full brand control and a licensed hospitality offer. Brands at this stage typically find the numbers work when the space is used for both trading and content in the same booking, and a quick pass through the budget calculator will show whether your week-long plan clears its own cost.
