the neighbourhood

Wholesale showrooms, production managers, textile suppliers and the sample rooms that still physically make clothing in Manhattan are the working population of these blocks. Within a five minute walk of 8th Avenue and 35th Street you have Elliott Berman Textiles and the Best Bagel corner on West 35th, Mood Fabrics and G&R Fabric further north on 37th, Lauren Trimming, Periche Buttons, Jonathan Embroidery Plus and City Sewing Machine Corp scattered across 38th and 39th, and the Nanette Lepore and Terani Couture operations sitting almost on top of the block. Add Selini Neckwear, Angelic Rise and the dozens of unmarked upper floor showrooms along Seventh Avenue and Broadway and you have the last functioning fashion district infrastructure in New York City. B&H Photo two avenues west supplies half the content studio shoots in the city, and Manhattan Center and the Hammerstein Ballroom sit ninety metres away for larger presentations. In our experience placing brands across spaces in New York, this is the only neighbourhood where a buyer, a patternmaker and a trim rep can all reach you within fifteen minutes.

Access is the reason brands take space here rather than in SoHo, Tribeca or the Meatpacking District. Penn Station sits directly underneath the block, Port Authority is eight minutes on foot, Herald Square and Times Square are both under ten, and buyers arriving from New Jersey, Long Island, Boston or Washington walk out of the concourse and into your elevator without a cab. That matters enormously for market week appointment schedules where six brands are seen in one day. What you trade away is atmosphere and prestige. SoHo gives you Mercer and Wooster street frontage and a walk-in audience that photographs itself. Tribeca gives you quiet, moneyed calm. Neither gives you a Penn Station front door, and both cost considerably more per square metre for short term commercial space. At roughly $810 a day for a private floor level room with skyline views, the cost per buyer appointment here is difficult to beat, and teams comparing markets often run the numbers through our budget calculator before committing. This is a working address, not a destination address.

Arrival is fast, functional and completely unglamorous at street level. The 8th Avenue and 35th Street corner is heavy pedestrian traffic almost continuously, commuters surging from seven to ten in the morning and again from four thirty onward, with a midday layer of garment trade staff, hotel guests from the New Yorker and TRYP, and AMC cinema crowds in the evening. The building lobby handles this well and the 20th floor is a different world once the elevator doors close, quiet, bright, with tables and chairs reconfigurable into classroom, theatre, conference or U shape depending on whether you are running a press day, a workshop, buyer appointments or a casting. What we consistently hear from brand teams who activate here is that guests are surprised by the calm above and reassured by the ease of getting there. Honest limitation: this is not a pop-up shop location or a temporary retail address. Nobody walks in off the street to a 20th floor training room, and brands needing window visibility, spontaneous discovery or a photogenic exterior should be looking downtown instead. Book it for scheduled, invite-only formats and it performs, particularly when paired with proper venue sourcing across two or three shortlisted addresses.

the neighbourhood

The Madison Square Garden Towers were the name of proposed twin 1,400 ft-tall (427 m) residential skyscrapers that were to be constructed north of Madison Square Garden in Midtown Manhattan, New York City. The project featured a complex of seven buildings, including a stadium and a new Penn Station. The cost of the project was US$14 billion. The architects Norman Foster and David Childs, and the architectural firm Skidmore, Owings and Merrill were designing the project. The owners were Stephen Ross of Related Cos. and Steven Roth of Vornado Realty Trust. The towers would have risen to be two o

who it suits

Brand Scale

This suits a wholesale-driven fashion or accessories brand with a 3 to 25 person team, roughly 2 to 10 years of trading, and an existing buyer list it needs to see in person during market weeks. At 64 sqm on the 20th floor of a Midtown office building, the room holds a working showroom setup for one or two collections plus a seated appointment table, not a full multi-line presentation. The fitting rooms, garment racks, counters and stock room mean a brand can run a genuine wholesale appointment day without building anything. Where we see mismatches is when a large house with 300 plus SKUs and a six-person sales team books a single room like this and ends up splitting the collection across two floors. Equally, a pre-revenue label with no confirmed buyer meetings will find the day rate hard to justify against footfall-driven spaces in New York at street level.

Aesthetic Fit

Brands with a clean, commercial, contemporary identity work best here: contemporary ready-to-wear, tailoring, denim, knitwear, jewellery, neckwear and accessories that read well under neutral office lighting against a skyline backdrop. The interior is a corporate training room, so the space does the job when the product is the visual event and the room stays quiet behind it. What does not work is a heavily atmospheric or conceptual identity. Streetwear built on raw industrial texture, avant-garde labels needing dark walls and dramatic lighting, or beauty brands wanting an immersive scent-and-set environment will fight the drop ceiling, the standard carpet and the fixed AV rig. If your brand world depends on the shell, budget separately for production and build or look at a raw space instead.

Best Use Cases

First choice is the wholesale appointment showroom during New York market weeks, because the fitting rooms, stock room, garment racks and reception area cover the full buyer journey inside one booking. Second is a press day or collection preview, where the conference and U-shape layouts let editors and stylists sit, shoot and handle product with a coffee station on hand. Third is a buyer or retail partner training session and product knowledge workshop, the format the classroom and theater configurations were built for, supported by rentable audio-visual equipment. Fourth is a sales team offsite or seasonal line review, given the 1 to 10 day booking window suits a compressed market calendar. Fifth is a small content studio day using skyline daylight for lookbook and social capture. Sixth is an invitation-only networking or trade breakfast for around 40 guests. Brands at this stage typically find the one minute walk to 34th Street Penn Station does more for appointment attendance than any address prestige, and our venue sourcing team weighs that heavily.

Budget Signal

This sits in the mid tier for Midtown short-term commercial space, well below SoHo or Meatpacking street-level retail and below hotel event floors in the same postcode, but above co-working day passes and shared pop-up desks. The value is in what is already installed: furniture, lighting, wifi, AV, security, elevator access, kitchen, reception and fitting rooms, which removes most of the fit-out line that a raw temporary retail space would add. Compared with a hotel suite showroom you get more usable floor and no food and beverage minimum. Compared with a shared showroom you get exclusive control of the room and your own buyer flow. In our experience the profile that gets the most from this space is the brand running four to eight concentrated appointment days, and it is worth modelling that against a raw-space alternative in the budget calculator before committing.
