activation ideas

Pop-Up Store / Temporary Retail

This works as a full temporary retail run because the unit already carries counters, fitting rooms, garment racks, a stock room and installed lighting, so you are fitting out identity rather than infrastructure. At 193 sqm you can hold a 200 to 400 piece rail plan on roughly 70 percent of the floor and still keep stock and styling back of house. Basement positioning means street level wayfinding and window graphics do the recruiting work, which our branded store design team plans before install.

Sample Sale

Few short-term commercial spaces in Hong Kong are better set up for a sample sale, because the fitting rooms, stock room and counters are already in place and the MTR is a few minutes on foot. In practice the stock room handles replenishment and size runs without you renting an offsite unit, and the open floor takes eight to twelve double rails plus a queue lane. Plan two to four till positions with card, Octopus, Alipay and WeChat via point of sale and payments.

SS/AW Seasonal Showroom

The open 193 sqm floorplate suits a seasonal showroom because you can rail by delivery and category without building partitions, then reset the layout between market weeks. Brands running showroom rental in spaces like this typically allocate the main floor to hanging, the counter area to order writing and the kitchen to buyer hospitality across a multi day window. Air conditioning and controllable lighting keep garment presentation consistent, and the lift plus parking make sample trunk arrivals straightforward.

Buyer Appointments and Wholesale Previews

Appointment-led selling is where this address performs best, since the afternoon lull on this stretch of Wan Chai means no walk-in interruption during scheduled slots. The floor comfortably runs three concurrent appointment zones of six to eight people each, with the fitting rooms available for fit sessions and the stock room holding backup samples. Regional buyers arriving from Central or Kowloon reach the MTR interchange in minutes, which matters more than a prestige street address for a wholesale appointment schedule.

Press Day / Media Preview

This functions well as a press day venue because the installed sound and video equipment runs campaign film on loop and the kitchen supports catering without external hire. Realistically the space hosts 40 to 70 press and stylists in a rolling drop-in format across a morning, or a seated briefing for 30 with the rest of the floor merchandised as a collection preview. Brief a host at street level, as the basement entrance needs someone directing arrivals.

Product Launch

A launch works here at scale, with an estimated 200 person capacity across the open floor and no columns fragmenting sightlines to a focal display. What makes this work for launches specifically is that you can trade the same footprint the following morning, so the build serves both the event and the sell-through period. Sound and video are already installed, the kitchen covers bar and catering prep, and the lift handles late deliveries without blocking the Wan Chai kerbside.

Influencer Event

Below-grade positioning is an advantage for creator events, because you control light entirely and get no street reflections in content shot on the floor. Plan 50 to 80 guests in waves rather than one 200 person crush, using the fitting rooms for try-on content, the stock room for gifting stock and the counter run as a personalisation station. Pair the venue with a paid push through influencer marketing, since this block does not deliver spontaneous discovery traffic.

E-commerce and Editorial Shoot Days

As a content studio this space earns its rate on light control alone, with no daylight variance to fight across a long multi look shoot. The 193 sqm floor takes two simultaneous set ups plus a steaming and wardrobe zone, the stock room doubles as talent holding, and the fitting rooms and kitchen cover changing and crew catering. For volume e-commerce shoots the garment racks and existing lighting rig cut the hire list significantly, and the lift plus parking simplify equipment load in.

Workshop or Masterclass

Hosted workshops suit this floorplate well, since 193 sqm seats 40 to 60 at worktables with room left for a demonstration area and a small retail edit at the entrance. The kitchen handles refreshments and any wet or food-led session, while the installed AV covers presentation and overhead demonstration playback. Run these in the afternoon quiet period between 2 and 5, when this part of Wan Chai empties out and the basement setting removes external noise entirely.

the neighbourhood

Independent labels, photographers, furniture importers and mid-size agency teams make up the working population around this stretch of Wan Chai, and you feel it as soon as you walk the side streets off Johnston Road. Star Street and St Francis Yard hold the concept stores, ceramics studios and specialist eyewear and fragrance retailers that Hong Kong buyers actually visit on foot. Mallory Street and the restored tong lau blocks around Wan Chai Market house small galleries, tattoo studios and design practices, while Lee Tung Avenue draws a steadier consumer crowd for weekend gifting and lifestyle. Wing Fung Street and Ship Street are lined with F&B operators who understand hosting, which matters more than people expect when you are running back to back buyer appointments. Add the trading offices, showroom suites and content studios stacked in the older commercial towers along Queen's Road East and Hennessy Road, and you have a genuine working fashion district rather than a shopping destination. Brand teams who browse all spaces in Hong Kong usually shortlist Wan Chai once they realise how much of the local trade already sits here.

Cost per square foot is the main reason brands take Wan Chai over Central or Causeway Bay, and the gap is significant enough to change the shape of an activation. A 2,073 sq ft footprint here would be a fraction of that in Landmark, Pacific Place or Fashion Walk, and Causeway Bay's Russell Street corridor brings tourist volume that rarely converts for considered, higher ticket product. In our experience placing brands in this neighbourhood, the tradeoff is straightforward: you lose the walk-by prestige of Queen's Road Central and Harbour City, and you gain space, dwell time and control over who enters. Transport is a real asset, with Wan Chai MTR a few minutes away, the Exhibition Centre station and HKCEC within reach for trade show tie-ins, and Admiralty one stop away for press and buyers staying in the Grand Hyatt, Renaissance and Pacific Place hotel cluster. Wan Chai does not deliver Tsim Sha Tsui mainland tourist footfall, so if your model depends on that, look across the harbour instead. Run the management fee and government rates through our budget calculator before committing, because HK$26,786 of monthly outgoings sits on top of the headline rate.

Arrival on this block is functional rather than ceremonial, and that suits appointment-led formats well. The immediate surroundings are dense local commerce, with Joy Hing's Roasted Meat, Mannings, Pacific Coffee and Tom Lee Music all within a minute of the door, which means mornings are office workers moving fast toward the MTR and lunchtimes are genuinely busy from 12.30 to 2. Afternoons quieten noticeably, which is when press days and buyer appointments run best here, and evenings pick up again with restaurant traffic from Queen's Road East. Being a bare shell basement, the space needs a proper fit-out to feel considered, and lighting and wayfinding from street level do most of the work, something our production and build team handles routinely on Hong Kong basement units. The honest limitation: this is not a location for spontaneous walk-in retail or brands that need maximum street visibility. Below-grade positioning and a long minimum term mean it rewards planned, hosted, invite-driven programming, not impulse footfall.

the neighbourhood

7 Mallory Street, formerly Comix Home Base and Green House and currently simply known as M7, is a block of ten tenement houses located at 1–11, Mallory Street and 6–12 Burrows Street, Wan Chai, Hong Kong. Its former name derives from the green colour painted on the external walls of the building. It is one of the few remaining tong-lau of the balcony type in Hong Kong. Because of its historic significance, the houses are listed as Grade II historic buildings.

frequently asked

Yes, this 2,073 sq ft bare shell unit in Wan Chai is listed for pop-up store, retail activation and retail experience use, and it already carries the fixtures most temporary retail briefs need. Counters, fitting rooms, garment racks, a stock room and lighting are in place, so your brand is not starting from an empty box on the merchandising side. The open layout means you can zone the floor for sell-through at the front and a styling or consultation area at the back without building walls. The listing does show a long default term, so if you want a two week or six week pop-up window in Hong Kong, tell us the dates and we will put the short-term rental case to the landlord on your behalf.
